Local Partnerships, Lasting Community Impact

Casa Bel-Mar

is a prime example of the power of Partnership: due to the high property values in South Tampa, this is the first new affordable housing development the community has seen in over a decade. The purchase of the land was made possible in partnership with the Bel Mar Presbyterian Church, who had a mission and desire to see affordable housing in their community. Archway Partners joined forces with local Co-Developers, Tampa Housing Authority (THA) and Signature Property Services (SPS) to maximize the impact of this development. The project was financed with Multi-Family Revenue Bonds from the Housing Finance Authority of Hillsborough County and 4% tax credits with the gap funding coming from the City of Tampa ($2M HOME funds) and Hillsborough County ($2.5M HOPE funds). THA also contributed $3M loan and seventy project-based vouchers, committed to those individuals and families that have been desperately waiting for affordable housing in Tampa.

Clearwater Gardens

is an 81-unit affordable housing community developed through a strategic partnership between Archway Partners, the City of Clearwater, the Clearwater Housing Authority, and the Clearwater Community Redevelopment Agency (CRA). The project originated from a shared vision to transform a deteriorating, underutilized hotel site into a vibrant residential community that supports the city’s growing need for high-quality, attainable housing.

Today, Clearwater Gardens stands as a thoughtfully designed mixed-income development that provides modern, well-appointed homes for residents across a range of income levels. By replacing blight with opportunity, the project not only delivers much-needed housing, but also contributes to the broader revitalization of the surrounding area—demonstrating the power of public-private collaboration in creating a stronger, more connected Clearwater community.
