Archway Partners is a leader in transforming communities with high quality development through teamwork and equitable relationships. Archway’s primary focus is developing affordable and workforce housing in conjunction with local, state and federal resources. Our team partners with local stakeholders, professionals, organizations, residents, and officials to solving the unique and complex challenges facing our community.

 

The principals of Archway Partners have more than 15 years of real estate development experience. Over the last decade our team of professionals has worked in markets throughout the Southeast developing more than 1,500 residences valued at over $350 Million. The Archway team specializes in creating inclusive communities through Affordable, Workforce and Mixed-Income Housing. Our team excels through its unique ability to successfully complete Public/Private Partnerships requiring many levels of governmental approvals. Our experience includes working primarily with the Low-Income Housing Tax Credit program and regularly utilize both the 4% and 9% Tax Credit programs. Archway’s experience also includes working with the many subordinate financing and governmental programs such as, HOME, SAIL, SHIP, CDBG, Affordable Housing Trust Funds, FHLB, Capital Funds, General Obligation Bonds, Surtax, TIFF, Public Housing Operating Funds, Project Based Vouchers, RAD and conventional debt and equity.

Our Team

Brett Green, the Founder and President of Archway Partners, features an extensive background in commercial and residential real estate development, with a particular focus on multifamily affordable housing. Since 2005, Brett has orchestrated the successful development of over 1,500 residential units across the state of Florida. Prior to his venture with Archway Partners, he held an executive role at The Related Group, collaborating closely with the Affordable Housing Division President on every facet of the business. During his tenure with Related Urban, Brett contributed to the creation of several revitalization projects that garnered national acclaim for their positive impact on communities.

With more than a decade dedicated exclusively to affordable housing development, Brett brings a wealth of experience to Archway Partners. His expertise encompasses various financing programs, including low-income housing tax credits (both 9% and 4%), tax-exempt bonds, SAIL, HOME, CDBG, and NSP, among others. Notably, Brett possesses an extensive track record of collaboration with Housing Authorities, showcasing a unique ability to navigate the intricate layers of local, state, and federal government approvals.

Currently residing in Orlando, Florida, Brett’s enjoys all things sports, playing golf and travelling with friends and family.

Christopher Savino is a Vice President and Principal at Archway Partners, a real estate development firm that specializes in sustainable, workforce and affordable housing communities. With over 20 years of real estate experience, Chris has a proven track record of success in utilizing Low-Income Housing Tax Credits (LIHTC) and other government programs to develop affordable housing for those in need.

Mr. Savino has a deep understanding of the LIHTC program, having successfully developed and implemented multiple LIHTC projects. He is also experienced in using other government programs, such as SHIP, SAIL, HOME, and CDBG, to support the development of affordable housing communities.

In addition to his development experience, Mr. Savino is a licensed Florida real estate broker and has served as court-appointed receiver. He has a broad range of experience in acquiring, developing, leasing, managing, and disposing of real estate, including multi-family, retail, and office properties.

He is also the founder of two other real estate companies, Equity Investment Services and Equity Maintenance Group. These companies provide a full range of commercial real estate services, including property management, facilities maintenance, and asset management.

Mr. Savino holds a BS in Finance from the University of Central Florida. He currently resides in the Tampa/St. Petersburg area with his wife and three kids where he enjoys running, fishing and his local church.

Isabelle McHugh is the Development Coordinator for Archway Partners, where her role involves coordinating with contractors, lenders, and various third parties to fund requisitions and support the day-to-day activities of construction projects until they reach the conversion/stabilization phase. Additionally, she assists with the transition to property management and contributes to the lease-up and ongoing management of assets once a property is completed.

Ms. McHugh has experience with various funding mechanisms related to affordable housing, including 9% and 4% low-income housing tax credits, tax-exempt bonds, SAIL, HOME, and CDBG. She is also well-versed with the regulatory requirements and compliance associated with these programs. Her efforts have contributed to the successful operation of properties throughout Florida.

Isabelle resides in Orlando, Florida, and holds a Bachelor of Science in Business Administration with a degree in Management from the University of Central Florida. She is actively involved in the Women’s Affordable Housing Network (WAHN), serving as the Director of Membership for the Florida Chapter.

Outside of her professional life, Isabelle is an avid foodie, enjoys yoga, Legos, and spending quality time with her family, friends & cat.

Dave Heaslip is a Development Partner at Archway Partners, where he plays a pivotal role in the entire development process, from initial site planning and design to entitlements, financing, construction, and lease-up. Prior to joining Archway Partners, Dave worked at The Related Group, one of the largest multifamily developers in the Southeastern United States. While at Related, Dave oversaw developments in Central Florida and the West Coast of Florida totaling over 1,100 units and $350MM of development cost.

Dave has extensive experience collaborating with housing authorities and deep knowledge of housing programs like Project-Based Vouchers, Housing Choice Vouchers, RAD (Rental Assistance Demonstration), and HUD Section 8(bb) transfers. He is well-versed in affordable housing funding sources, including 9% and 4% Tax Credits, Tax-Exempt Bonds, SAIL, HOME, and CDBG-DR.

Before joining The Related Group, Dave worked for a national commercial real estate brokerage firm where he specialized in the acquisition and disposition of commercial real estate investment properties throughout South Florida. His background also includes a role on the Investment Team at Dimension Capital Management, where he managed over $750 million in capital allocation to private fund managers. Earlier in his career, he made a significant impact with Credit Suisse in New York City, representing major institutions and hedge funds in the Equity Swap Group.  Dave holds a B.S. in Finance, cum laude, from the University of Miami and currently resides in South Florida.

Paul Nudelman is a Development Partner at Archway Partners, where his primary focus lies in acquisitions and pioneering new business ventures. With a comprehensive grasp of the development process, he’s actively engaged in tasks spanning from initial site planning and design to entitlements, securing financing, overseeing construction, and managing the lease-up phase. Within Archway Partners, Paul has played a pivotal role in sourcing affordable housing developments for diverse programs, including 9% Tax Credits, 4% Tax Credits, Tax-Exempt Bonds, SAIL, HOME, and collaborative efforts with housing authorities. Moreover, he holds a certification as a Minority Business Enterprise (MBE).

Before joining Archway Partners, Paul Nudelman served as a First Vice President in multifamily brokerage with Marcus & Millichap, accumulating over a decade of experience that resulted in over $500,000,000 worth of real estate transactions. In addition to brokerage, he has actively engaged in the syndication, rehabilitation, and management of apartment complexes and commercial real estate in the vibrant South Florida market since 2011. His expertise extends to implementing effective management systems to rehab and stabilize assets.

Paul Nudelman’s educational background includes a Master’s Degree in Real Estate Development from Clemson University, a B.S. in Finance from the University of Central Florida, and a Construction Management Certificate from the University of Washington. He currently resides in South Florida.

Rowella Bautista is the Marketing Coordinator for Archway Partners. With over nine years of experience in the marketing field, she has worked in the real estate, retail, and events industries. Her skills include marketing strategy development, social media management, digital marketing, content creation for marketing collaterals, email marketing, traditional marketing, in-store marketing, event organizing and coordination, and graphic design. She completed a degree in Bachelor of Arts in Communication in 2013 with majors in Mass Media, Journalism, Filmmaking and Advertising, from Cebu Normal University in the Philippines, with Cum Laude honors.

During her leisure time, Rowella enjoys cooking and trying out new recipes.
